That green film on the north side of your driveway is algae, and South Florida grows it year round. The black streaking is mildew. Both come off. What people usually do not realise is that the same wand that cleans concrete beautifully will destroy a roof, so the first thing we do is check what the surface actually is before anything gets pointed at it.

Local notes for Miami

Miami properties run the full range — 1950s poured concrete next door to pavers laid last year, and each wants a different approach. Humidity here does not really take a season off, so algae regrowth is a matter of when rather than if. On tighter streets we will also plan access and hose runs with you in advance rather than turning up and improvising.

What happens on the day

We walk the surface with you first and point out anything that is staining rather than dirt — a rust bloom under a downspout, a patch where someone parked a mower. Water comes from your outside spigot unless there is none, in which case say so when you book. Cars, bikes and anything that should not get wet want to be moved before we start, and we will knock rather than work around a closed gate.

Common questions

How long does a driveway take?

A typical residential driveway is a couple of hours. We will give you a realistic window with the estimate rather than a guess on the phone.

Do you bring your own water?

We bring equipment and can work from your outdoor spigot. If water access is a problem, tell us when you book and we will plan around it.

Will it damage my concrete?

Not at the right pressure with the right tip. Concrete is the surface that handles PSI best. Damage happens when someone uses a turbo nozzle too close, and we do not work that way.

Do I need to be home?

No, as long as we can reach the water and the area is clear. Plenty of people leave a gate unlocked and come back to a finished driveway. If there is anything specific you want looked at, a photo beforehand is worth more than a conversation on the day.

What about my plants?

Beds next to a driveway get wet down before and rinsed after, which dilutes anything that runs off. Mostly it is fine. If you have something delicate or newly planted right at the edge, tell us and we will work around it rather than gamble.

How often does this need doing in South Florida?

Most driveways here look tired again in about a year to eighteen months, and shaded north-facing concrete goes faster because algae never really stops growing in this humidity. A surface that gets full afternoon sun can go longer.
