Paint is only as good
as what is under it.
Interior and exterior. The prep actually gets done, the lines stay straight, and the drop cloths end up where they belong.
Most exterior paint that fails early did not fail because of the paint. It failed because it went onto a surface that still had mildew, chalk or dirt on it. That is the practical reason we do both washing and painting — the wash is not an upsell, it is the first coat of the job.

Wash and paint together
Booking the wash and the paint as one job means one crew, one schedule and nobody blaming the other trade for overspray. It also usually works out cheaper than hiring the two separately, because the surface is already prepped and the mobilisation happens once.
Prep is most of the job
On a South Florida exterior the paint almost never fails because of the paint — it fails because of what was under it. Chalked stucco, a hairline crack nobody filled, a patch of mildew painted straight over. So the wash, the scrape, the caulk and the primer are where the time actually goes. A wall that was prepared properly and a wall that was not look identical for about six months, and then they do not.
Common questions
Do I need to move furniture?
For interior work we will move what we reasonably can and cover the rest. Anything fragile or valuable is better handled by you before we arrive.
How long does an exterior take?
It depends on the size and how much prep and repair the surface needs. We will walk it with you and give a realistic window in the estimate.
Do you fix stucco cracks first?
Minor patching is normally part of prep. Structural cracking is a different job and we will tell you if that is what you are looking at.
How long do I have to wait for rain?
Most exterior coatings want a few hours of dry weather to set, so in the wet season we plan around the afternoon storms rather than pretend they are not coming. That sometimes means starting early or splitting an elevation across two days.
Do you prep, or just paint?
Prep is the job. Washing, scraping loose material, filling cracks, caulking gaps and priming bare spots all happen before a finish coat goes near the wall. If a surface needs more preparation than expected we say so before starting, not halfway through.
How long does exterior paint last down here?
Sun, salt and humidity are hard on a finish, and a west-facing wall ages faster than a shaded one on the same house. Rather than quote you a number that depends on things nobody can see yet, we will tell you what shape the existing coating is in when we look at it.
